Moving to London - Hampstead residential area guide

Travel north four miles from central London and you will arrive in Hampstead, one of London’s most desirable residential areas, favoured by A-listers, the well heeled and long term residents alike. All attracted by a strong community atmosphere garnished with scenic mews houses, cobbled boulevards, and sash-windowed Georgian homes in pristine conditions.

With its wealthy residents, Hampstead is also home to a plethora of beautifully unique and artisanal boutiques, exclusive clothing brands, elegant restaurants, charming pubs, and cosy cafes. It’s a haven of English traditions and this charisma is upheld by the local community who take pride in preserving it.

A walk or a bike ride to the breath-taking Hampstead Pergola and Hill Garden will have you in the midst of a rundown structure where you will find jaded glory from pillar to post. A romantic medley between a familiar movie set and a magical maze that makes it a popular spot for a stroll at all times of the day. Parliament Hill is another point that will not disappoint with its majestic panoramic view stretching right over London giving you a unique view of the city’s landmarks and monuments.

The swimming ponds are one of a kind in Hampstead where you can take an early morning plunge with ducks for an invigorating start to the day. The parks that surround Hampstead are teeming with wildlife, recreational and sports opportunities, with well kept landscaped grounds and water gardens that make you feel a world away from the city that is on your doorstep.

If you’re looking for culture in your neighbourhood there’s plenty to be had in this artistic neighbourhood. It’s two local theatres the Hampstead Theatre or Pentameters Theatre are both well regarded for championing up and coming work. There is also the Freud museum (one of Hampstead long list of famous previous residents) for some insight on the psychoanalyst’s choice of lifestyle and his collections of antiquities. There is little opportunity to be bored in Hamstead as there is a wealth of activities and fun to be had in for singles, couples, and families settling in.

Finding your Perfect Hampstead Home

Hampstead has an eclectic mix of gorgeous homes to offer new residents. A wide range of properties from classic Georgian and Victorian homes, picture postcard period cottages, to plush modern flats mean that you are spoilt for choice.

If it is space that you are after, then there are plenty of choices from colossal Edwardian mansions and spectacular detached houses flaunting their sweeping driveways with electric gates, heated swimming pools, and gyms.

Property in Hampstead is at the higher end of the scale, but for good reason. The serene quality of life, high-level of security, and a good selection of excellent schools all within easy reach of central London are reasons why families with deep pockets are drawn to this neighbourhood.

On average, renters are looking at monthly rents starting at around £1600 for a 1-bedroom apartment, £2600 for a 2-bedroom, £4000 for a 3-bedroom climbing up to £5200 for a 4-bedroom house. If you are on the property ladder, £600,000 for a 1-bedroom apartment, £900,000 for a 2-bedroom, £1.5 million for a 3-bedroom, and £3 million for a 4-bedroom house are the minimums that you’ll need to budget for a property in this desirable neighbourhood.

Schools and education

Choosing a school for your children is just an important decision as finding the right neighbourhood to move into. Hampstead is popular with not only the well heeled but also families with children for the number of fantastic primary and secondary schools, both state-funded and private. As it is a popular area the population is relatively transient, which means that places can be available without long waiting lists. However, if you are moving to Hampstead with children, working out your preferred schooling options is important to prioritise as early as you can in the process.

Hampstead Parochial Church of England Primary School, Christ Church Primary School, and St Eugene de Mazenod Roman Catholic Primary School are names of a few outstanding schools as rated by Ofsted but for a more detailed view, click here.

Keeping You Well

There are a number of established hospitals in and around Hampstead with the NHS Royal Free hospital being the largest and central. With this being a wealthy area the healthcare on offer is very high quality, both under the NHS and privately.

If you’re an expatriate, you will need to register yourself to visit your local GP for minor health complaints or obtain a referral from your GP to see a specialist at a hospital or private specialist. Opting for private health insurance to ensure access to all the healthcare services you may require is also an option, especially as NHS waiting lists for certain procedure can be long.

Hampstead transport links

Hampstead is very conveniently located for public transport. The main Hampstead tube station is on the Northern Line and is only 15 minutes away from central London, with direct access to both the West End and the City. Hampstead is also surrounded with other stations to access the Jubilee, Metropolitan and overground lines, making most of London easily accessible by underground and rail. It is also very well served by buses and taxis so getting about will rarely be a problem.
