Richmond area information
Richmond is a popular suburban town in south-west London situated right on the banks of the River Thames and within the London Borough of Richmond upon Thames. With its attractive Georgian and Victorian homes, excellent independent schools and some of the best green spaces in London, it’s no wonder that it draws affluent families.
It offers a balance between town and country, with a good range of amenities but with a small-community vibe. It has fast links into central London for commuters, plus it’s close to the M4, M25 and Heathrow Airport for wider travels.
Richmond was first founded around the building of Richmond Palace in the 16th century, where Elizabeth I spent a lot of her time. In the 18th century, Richmond Bridge was built, as well as many of the existing listed Georgian terraced homes. When the train station opened in 1846, its popularity grew and it became enveloped in the ever-growing city of London.

Richmond Central (TW9)
The town centre of Richmond is popular as a central hub for shops, restaurants and entertainment. It’s close to the river and the train station, and within walking distance to Richmond Park.
Character: You’ll find small period cottages tucked away on some of the streets around the town centre, which are popular with young families and couples. There are also modern apartment blocks and new builds.

Richmond Green (TW9)
This small area tucked between the river and Kew Gardens is incredibly picturesque. It is close to the town centre and transport links, but feels secluded with the green at its centre. The most desirable homes are located on the roads bordering Richmond Green itself.
Character: Most of the properties in this area are Grade II listed Georgian and Victorian family homes. There are a number of notable structures that add to its character, such as a 19th century drinking fountain in The Green and the Richmond Palace Gate House, which is Grade I listed.

Kew (TW9)
Kew Village is right on the outskirts of Kew Gardens, with small boutiques and independent shops lining the pretty roads. Kew stretches over the river, but the best residential roads are south of the river, closest to the village centre.
Character: There is quite a mix of properties in this area, due to different periods of development. There are many terraced period homes and cottages, sitting alongside 1920s/ 1930s houses and newer builds. It lends an eclectic character to the area.

Richmond Hill (TW10)
Richmond Hill is an attractive Greenland hill that rises gently towards the entrance to Richmond Park. It offers the only view in England protected by an Act of Parliament. Richmond Hill is also the name of the main road in this area, which runs from the town centre to the top of the hill.
Character: Huge Georgian and Victorian homes in this area dominate the attractive streets and are incredibly in demand. There are also modern flats with river views, which are popular as pied-à-terre properties.

Ham (TW10)
Most of Ham falls within the London Borough of Richmond upon Thames and is considered an up-and-coming area. It’s well located by the river, just to the west of Richmond Park and includes the Ham House National Trust area.
Character: Small terraced houses in quiet cul-de-sacs near the river give this area a semi-rural feel. There are also some very grand, large family homes from a range of eras, including Edwardian and the 1920s.

Petersham (TW10)

Richmond shopping districts
There are many different and distinct shopping areas with the Richmond Borough.
In the centre of Richmond, there is a good mix of designer and high-street shops, as well independent boutiques. There are quite a few specialist and antiques shops, mainly centred around Richmond Hill and the roads that come off it, as well as Richmond Riverside.
Kew Village is a small community shopping area, with a bookstore, wholefood shop and specialist outlets. Most of the shops are on Sandycombe Road or Station Parade, minutes from Kew Gardens.
Schools in Richmond (TW9 and TW10)
Schools within the Richmond Borough are highly sought after, both for the state schools and independent schools.
The Richmond Council website has a detailed list of all state schools in Ham, Kew and Richmond, which fall into the TW9 and TW10 postcodes. There are 12 listed primary schools in these areas. For state secondary schools, there is Christ’s School or Grey Court School in TW10.
However, many of the affluent residents of Richmond opt for one of the nearby independent schools. The Independent Schools Council lists 16 independent schools in the London Borough of Richmond upon Thames.
In TW9, there is Broomfield House School, Kew College, Kew Green Preparatory School and the parent-owned prep school Unicorn School. In TW10, there is King’s House School and Old Vicarage School.

Restaurants and Hotels
Richmond-based foodies will be spoiled for choice when it comes to eating out. There are some exquisite restaurants, both well-known and popular and hidden gems alike. The Glasshouse has been a favourite of connoisseurs since it opened in 1999. It gained a Michelin star in 2002 and has continued to uphold its top-class reputation ever since. It’s based just outside Kew Gardens.
The Bingham is a stylish hotel on the river, which has rooms, a restaurant and a bar. It’s a popular destination for after-work drinks, dinner dates and business meetings, with an extensive wine list and high-end modern British cuisine.
For a more informal lunch, try The Ivy Café Richmond, which offers both modern British and international classics near the river. It has a stunning private dining room, perfect for evenings with friends and family.
There are some good hotels in Richmond too, including the Richmond Hill Hotel and The Petersham Hotel.
Things to do in Richmond
Royal Botanic Gardens, Kew
One of Richmond’s most famous attractions is perfect for visiting all year round. Wander around the ever-changing gardens and explore the wildlife, with attractions that include an indoor rainforest climate in the Palm House, an 18-metre high Treetop Walkway and guided walking tours.
Kew Palace
One of London’s Historic Royal Palaces, Kew Palace is located within the Royal Botanic Gardens. It’s not open in the winter months, but in the spring and summer, it’s worth entering this intimate royal family retreat. You can also access The Great Pagoda and climb its 235 steps for stunning views across London.
Ham House
A National Trust Property, Ham House is a 17th century gem. It was built in 1610 and is lavishly decorated with many unique treasures hiding inside its walls. It epitomises the absolute height of luxury in this era. There are also formal gardens and an on-site café.
Richmond Park
Richmond Park is best known for its herds of deer, but it’s also home to many ancient trees and rare species. It’s one of the best Royal Parks to wander around at the weekend, but it’s also great for active families. It offers cycle routes (including an off-road trail), horse riding and a golf course.
The National Archives
The National Archives is situated close to the river and is open to the public. It offers a range of exhibitions and events, as well as access to documents and reading rooms for research projects. There is also a bookshop and restaurant.
Old Deer Park
While Richmond Park is by far the most famous park in the area, Old Deer Park is an open space dedicated to sports facilities and community events. It has play areas, tennis courts, an outdoor gym and sports pitches. You can also access Pools on the Park, a sports, fitness and pool complex.
Isabella Plantation
This small Victorian woodland plantation was planted in the 1830s, but not opened to the public until 1953. It’s famed for its evergreen azaleas, which are best viewed in late April or early May. The garden includes the National Collection of Wilson 50 Kurume Azaleas, as well as other rare and unusual shrubs and trees.
Marianne North Gallery
Another attraction in Kew Gardens, this gallery is dedicated to the work of Marianne North, a Victorian artist who specialised in botanical paintings. The walls of the gallery are covered in her stunning and colourful designs, which show off her incredible natural talent.
Richmond Theatre
This Frank Matcham theatre was built in 1899 and refurbished in 1991. It is an incredibly successful theatre and offers a wide programme of events. Over a quarter of a million visitors attend every year to watch one of around 40 different productions.
